Many interesting things are happening in Durango, things worth investigating for all different groups of people.  From young to old, single, families or couples, this is place you’ll want to look into for a long term first or second home.  Durango is not only spectacularly beautiful, but charming, and very friendly.  The seasons here are milder than some of the higher altitudes.  We still have the four seasons, but you will also experience a beautiful spring, summer and fall.  Winter is the time for our multitude of snow activities and sports.  Or stop by beautiful Lake Vallecito near Bayfield, so much available to do and see there year-round – the views constantly changing with the seasons.

Low interest rates and investing

While interest rates are still low, and the U.S. economy improving as it is, it seems to be an optimum time to consider buying real estate.  Whether your first purchase, additional home or rental property, there is some good opportunities to view.  Second homes can not only be for vacation escapes, but for long or short-term vacation rentals.

Timing is always important in investing in real estate.   The Wealth Management4 site states that “rising mortgage rates may increase the costs of purchasing properties. On the flip side, an improving economy means property owners could benefit from higher occupancy rates and rents, which increase the value of real estate.”4

Decades of research has shown that when the cost of capital falls, investment rises, as it did when the theory was first articulated by John Maynard Keynes some 80 years ago.3

We’d love to take some time to introduce you to the desirable towns of Historic Durango, Bayfield and Ignacio.  If you haven’t been to Colorado, these are some of the smaller towns and cities that people are looking to buy in. For many reasons we feel these are very attractive real estate markets. There is a wealth of not only culture, activities and events, but we believe you will also see the desirability of the wonderful sense of community.

For the golf enthusiast, there are several striking courses, which rival the beauty and landscaping of some of the top courses in the nation.  Spectacular views of rolling hills covered with thickly carpeted greens, lined with dense forests, water and breathtaking backdrops of the mountains behind it.  Homes can be purchased within the golf communities, or surrounding areas for those who prefer a more secluded area.  These are truly stunning golf complexes.10,11,12

For the snow boarder or skier, Durango boasts its own Ski Resort.   Purgatory is constantly growing and providing more activities for the adventurous as well as those with a little more laid-back personality.  From  ziplining, to airbag jumping, mountain biking and whitewater rafting – these  are just a few of the activities offered at the Durango Ski Resort.

For those of us who prefer to enjoy a more leisurely pace, there are scenic chairlift rides, horseback riding, guided hiking or even jeep tours.6 Or take a ride through the San Juan Mountain range in the Rocky Mountains on the Durango Silverton Railroad – an authentic turn of the century, coal-fired, steam powered train7.  Or maybe consider a guided tour through the mines.13 There are many picturesque places to take in driving through these mountains, but if you don’t feel like driving, take a bus tour to the Sky Ute Casino resort in Ignacio, close to the Four Corners.  Hard day of work?  Go soak in the natural hot springs or wade in for a restful day of fly fishing.

Summer or Winter you can always find something pleasurable to do in Durango.  Quality of life is high here in the mountain towns of Durango, Bayside and Ignacio.  The list of activities in non-ending, which is why it makes for such an interesting getaway location to invest in.   Delicious but affordable home style cooking abounds.  You get a small town feel with big city savoir faire.  There are a plethora of Fine Dining locations for those who want to kick back and relax with a special someone.   Live theater at the Henry Strater9 historic theater, which originally started as a Vaudeville theatre almost 100 years ago.  Stop by some of the Art exhibits happening in the galleries or visit some of the seven Art Museums in Durango.   Take a summer stroll around town and visit some of the popular breweries while music floats out into the street as you pass by.  There are many historically preserved buildings to admire in town.  The charm is there — a Hallmark movie in the making.  It is a place to raise a family, make lifelong friends, and find the perfect house to make your home.   These towns have a lot to offer regardless of your stage in life, or even your budget from small to large, we have a lot to offer for anyone.

We truly hope we can be your guide, and maybe even your neighbor!  Give me a call at (970) 403-4008 if that sounds good to you.
